Acting in a support role to our Property Manager, our Property Valuation service and our Tenancy Negotiator the objectives of the role are to help to maximise the number of residential properties let and managed by Belvoir, West Derby, Liverpool. The role involves liaison with other functions in the branch in order to understand their progress and current needs. It involves promoting the brand name of Belvoir and upholding the Company’s integrity at all times by acting honestly and ensuring that Company policies and procedures are executed. The ability to work unattended, smart appearance and a businesslike demeanour are essential. More importantly this is not a role of passive administration but one where initiative must be used in the business owner’s absence from the office to maximise the number of appointments made and attended by the business.
Working in a results driven environment the role involves front line interaction with customers, observing opportunities and reporting to line management and back to the team. Job training is essential and the incumbent must be willing to develop beyond the untrained status through a blend of formal training and attention to the duties of the role.
Precision and an acute eye for details, plus reliability and attention to deadlines are all important to the success of the position.
A current driving licence and mobility between sites is essential. Some of the duties of this role are conducted outside business premises.
Main Duties and Responsibilities.
• Answer incoming telephone enquiries and direct them to others as appropriate.
• Convert where possible all incoming phone calls into business opportunities.
• Maintain all promotional material such as ‘Property Available’ brochures, websites and window displays.
• Prepare and present regular promotional advertisements.
• Maximise the number of Landlord Appraisals and Tenant Viewings booked.
• Prepare paperwork ready for tenant move ins including (sometimes) reference taking.
• Preparing tenant move –ins and move-outs as required.
• Enact property inventories if required.
• Maintain contact with past, present and potential future landlords to facilitate contact and promotion.
• Mystery shop competitors and compile results.
• Maintain branch stationery orders and meet day to day requirements.
• Postal and other branch duties daily.
• Attend Company Training Days as requested.
• Compliance to all company handbook requirements.
• Any other reasonable tasks requested by management.
Working hours
Working Hours will be 9 AM to 5 PM Monday to Friday with a day off on either Tuesday or Wednesday and Saturday between 10.00 A.M and 4.00 PM. Time off in lieu within the working week will be provided if additional hours are requested but flexibility is essential. There may be a requirement to work Bank Holidays and again where this is necessary time off in lieu will be granted.
The role is subject to 20 days paid holiday per annum. This benefit must be taken within any calendar year and cannot be carried over. No period of more than two weeks can be taken as a right and two weeks notice of the intention to take holidays is requested. Beyond this the discretion of the management will apply.
